<p>A great friend of mine emailed me this yesterday; thought i&rsquo;d share it here&hellip;</p>
<p>A lesson that should be taught in all schools . .&nbsp; and colleges!</p>
<div>&nbsp;Back in September of 2005, on the&nbsp; first day of school, Martha &nbsp;Cothren, a <span class="yshortcuts">social studies&nbsp; school teacher</span> at <span class="yshortcuts">Robinson High School</span> in&nbsp;<span class="yshortcuts">Little Rock</span>, did something not to be forgotten.&nbsp; On the first day<br />of school, with the permission of the <span class="yshortcuts">school superintendent</span>,&nbsp; the&nbsp;&nbsp;principal and the building supervisor, she removed&nbsp; all of the desks&nbsp;&nbsp;from her classroom.</div>
<div>&nbsp;&nbsp; When the first period kids entered the room they discovered&nbsp; that&nbsp;&nbsp;there were no desks.&nbsp; &#8216;Ms. Cothren, where&nbsp; are our desks?&#8217;&nbsp;&nbsp;She replied, &#8216;You can&#8217;t have a&nbsp; desk until you tell me how you earn&nbsp;&nbsp;the right to sit&nbsp; at a desk.&#8217;&nbsp;they thought, &#8216;Well, maybe it&#8217;s our&nbsp; grades.&#8217;&nbsp;&nbsp;&#8217;No,&#8217; she said.&nbsp;&nbsp;&nbsp; &#8216;Maybe it&#8217;s our behavior.&#8217;</div>
<div>&nbsp;She told them,&nbsp; &#8216;No, it&#8217;s not even your behavior..&#8217;</div>
<div>&nbsp;And so, they&nbsp; came and went, the first period, second period, third&nbsp;&nbsp;&nbsp; period.&nbsp; Still no desks in the classroom.</div>
<div>&nbsp;&nbsp; By early afternoon television news crews had started gathering&nbsp; in&nbsp;&nbsp;Ms.Cothren&#8217;s classroom to report about this crazy&nbsp; teacher who had&nbsp;&nbsp;taken all the desks out of her&nbsp; room.</div>
<div>&nbsp;The final period of the day came and as the&nbsp; puzzled students found&nbsp;&nbsp;seats on the floor of the desk&nbsp; less classroom, Martha Cothren said,&nbsp;&nbsp;&#8217;Throughout the&nbsp; day no one has been able to tell me just what he/she<br />has done to earn the right to sit at the desks tha t are&nbsp; ordinarily&nbsp;&nbsp;found in this classroom. Now I am going to&nbsp; tell you.&#8217;</div>
<div>&nbsp;At this point, Martha Cothren went over&nbsp; to the door of her classroom&nbsp;&nbsp;and opened&nbsp; it.</div>
<div>&nbsp;Twenty-seven (27) U..S. Veterans, all in&nbsp; uniforms, walked into that&nbsp;&nbsp;classroom, each one&nbsp; carrying a school desk.&nbsp; The Vets began placing&nbsp;the school desks in rows, and then they would walk over and&nbsp; stand&nbsp;&nbsp;along side the wall.&nbsp; By the time the last&nbsp; soldier had set the final&nbsp;&nbsp;desk in place those kids&nbsp; started to understand, perhaps for the<br />&nbsp;first time in&nbsp; their lives, just how the right to sit at those desks&nbsp;&nbsp;&nbsp; had been earned.</div>
<div>&nbsp;Martha said, &#8216;You didn&#8217;t&nbsp; earn the right to sit at these desks. These&nbsp;&nbsp;heroes did&nbsp; it for you. They placed the desks here for you.&nbsp; Now,&nbsp;&nbsp;&nbsp; it&#8217;s up to you to sit in them. It is your responsibility to&nbsp; learn,&nbsp;to be good students, to be good citizens. They&nbsp; paid the price so&nbsp;&nbsp;that you could have the freedom to&nbsp; get an education. Don&#8217;t ever&nbsp;&nbsp;forget it.&#8217;</div>
<div>&nbsp;&nbsp; By the way, this is a true story.&nbsp; Martha Cothren is the&nbsp; daughter of a WWII POW.</div>
<div>&nbsp;Please consider&nbsp; passing this along so others won&#8217;t forget that the&nbsp;&nbsp;&nbsp; freedoms we have in this great country were earned by U. S.&nbsp; Veterans.</div>

<div>This time of year, business starts to slow down, I start thinking about goals for next year, reflecting over the past year and assessing where I am as a businessman, a family man and a father&#8230; &nbsp;We start thinking about holidays, making plans for traveling to family events and get together and I always feel so lucky to have such great memories of holiday seasons past. I grew up in a huge family with lots of cousins, (I have over 60 <span class="yshortcuts">first cousins</span> just on my dad&#8217;s side!) many aunts and uncles- we had lots of get-together so there are many memories&nbsp;&nbsp;of joy, happiness and a sense of togetherness and security.&nbsp; It is easy for me to go back to those feelings of content and sense of belonging and it is in this spirit of happiness that I find it so easy to feel such gratitude for the many things that me and my family have been blessed with.</div>

<div>&nbsp;</div>
<div>As I look around what&#8217;s going on in the world I know there are many challenges, fears, uncertainties and stresses in many of our lives right now, yet most of us have so much to be thankful for- My hopes are that we can all embrace the challenges we may be facing- look forward to better days ahead and realize that growth never comes easy&#8230; </div>

<div>&nbsp;&#8230;times like these are usually catalysts for huge growth.</div>

<div>I believe we can learn so much from the great leaders of the past- There have been other times of turmoil&#8230; one such time was rebuilding a war savaged <span class="yshortcuts">Japan</span>, crippled by the <span class="yshortcuts">atom bomb</span> and still occupied by the allied powers. In the early 1950&#8242;s a man named W. Edwards Deming helped a broken economy rise to economic superpower status. He is regarded as having had more impact upon Japanese manufacturing and business than any other individual not of Japanese heritage.</div>
<div>Deming was just a hard working country kid who was raised on this grandparents chicken farm, educated at the <span class="yshortcuts">University of Wyoming</span> and <span class="yshortcuts">University of Colorado</span>, before getting his Ph.D at Yale.&nbsp; Deming made a significant contribution to Japan&#8217;s reputation for innovative high-quality products by training hundreds of engineers, managers, and scholars in statistical process control (SPC) and concepts of quality.&nbsp;&nbsp;The improved quality and productivity&nbsp; combined with the lowered cost created new international demand for Japanese products.</div>
<div>&nbsp;</div>
<div>So again; count your blessings and look for the silver lining in this storm cloud- I hope you may later look back at these times and be thankful for the lessons and growth they have brought.</div>

<p>The Congressional Oversight Panel, set up to police the U.S. $700 billion bailout of financial markets, said in a report last week that the federal government isn&rsquo;t doing enough to help homeowners who face foreclosure.</p>
<p><img class="" height="225" src="http://www.dsnews.com/site/img/catalog/articles/foreclosure.jpg" width="340" border="0" /></p>
<p>A majority of the panel&rsquo;s members signed on to the Oct. 9 report, titled &ldquo;An Assessment of Foreclosure Mitigation Efforts after Six Months.&rdquo; The panel&rsquo;s two Republican members distanced themselves from the findings.</p>
<p>The report expressed doubts that the &ldquo;scale, scope, and permanence&rdquo; of the Treasury Department&rsquo;s Making Home Affordable Modification Program would adequately protect U.S. homeowners. The Treasury had previously said <span class="caps">HAMP</span> would help prevent as many as 4 million foreclosures with loan modifications through approved servicers and lenders.</p>

<p>&ldquo;Rising unemployment, weak home prices, and impending mortgage rate resets still threaten to cast millions of Americans out of their homes, with devastating effects on families, local communities, and the broader economy,&rdquo; the report said, noting that one in eight U.S. mortgages was currently in foreclosure or default, ultimately producing &ldquo;10 to 12 million foreclosures.&rdquo;</p>
<p>But panel member Jeb Hensarling &ndash; a Republican Texas Congressman who calls himself a &ldquo;lifelong conservative&rdquo; on the <span class="caps">COP</span> Web site &ndash; disagreed with the report. &ldquo;Instead of focusing its attention on taxpayer protection and oversight,&rdquo; he wrote in his dissent, &ldquo;the panel&rsquo;s majority report implies that the administration should commit additional taxpayer funds in hopes of helping distressed homeowners &mdash; both deserving and undeserving &mdash; with a taxpayer subsidized rescue.&rdquo; </p>
<p>The report was the latest in a series of monthly opinions issued by the panel, which is charged with finding ways to improve the $700 billion Troubled Asset Relief Program. Its blistering critique came this week on the heels of an Oct. 6 announcement by officials from the Treasury and the Department of Housing and Urban Development that <span class="caps">HAMP</span> had resulted in 500,000 trial modifications for home loans, a month ahead of its self-imposed target date.</p>
<p><a href="http://www.dsnews.com/articles/industry-celebrates-500000th-hamp-mortgage-modification-2009-10-09" target="_blank">As DS News previously reported,</a> the Treasury took that milestone moment as an opportunity to argue for HAMP&rsquo;s effectiveness, noting that the pace of loan modifications was now greater that the pace of new foreclosures. </p>
<p>But Treasury Secretary Timothy Geithner still acknowledged &ldquo;a large number of families&rdquo; were still at risk of foreclosure.</p>

			<content:encoded><![CDATA[<p></p><p>The number of closed escrows here in the Sacramento market has increased 81% over 2008&rsquo;s&nbsp; numbers, According to the Sacramento Association of Realtors, who&rsquo;s information is taken&nbsp; from the MetroList&reg; Multiple Listing Service database.</p>
<p>As a state, California did even better, in the last six months; sales have gone up 89 percent compared with a year ago, according to the California Association of Realtors.</p>
<p>&nbsp;</p>

<p>It seems like the worse it gets,&nbsp;the better it gets.&nbsp; </p>
<p>Some of the increase is because of the ease of financing:</p>
<p>Lenders and Sellers are getting aggressive with financing options: Programs such as Fannie Mae&rsquo;s Homepath Program: with a <strong>3% required downpayment</strong>, no appraisal (or appraisal fees) no mortgage insurance and up to 6% seller concessions for closing costs.&nbsp;This loan is <strong>only available on Fannie Mae owned homes&hellip;</strong></p>
<p>The&nbsp;USBank American Dream Program, (with <strong>3% down</strong>,&nbsp; and all but $1,000 can be gifts grants or seller contributions) also comes with an available $3000 in Entry Cost Assistance (which&nbsp;is silent second with no interest, no required payments) it also lets the buyer do up to $5,000 in a&nbsp;repair escrow that can be seller funded, AND buyers only qualify on the last 12 months of income, including overtime and commissions!&nbsp; This loan also has no mortgage insurance! This <strong>program is available on any home!</strong></p>
<p><strong>Get ahold of me; I can direct you to some great lenders that are doing these loans in boatloads and have them down pat!</strong></p>

			<content:encoded><![CDATA[<p></p><p>Just yesterday, Arnold Schwarzenegger launched the California Green Corps; that will place at-risk young adults aged 16 to 24 into jobs in California&#8217;s emerging green economy.</p>
<p>Governor Schwarzenegger said &#8220;The Green Corps will help underprivileged young people learn job skills while we create a well-trained workforce for clean technology and for the green economy. I&#8217;ve been pushing for this program for a long time, because it kind of combines my passion for the environment, for protecting the economy, creating jobs, career-tech education and helping underprivileged kids and of course, service.&#8221;</p>
<p>A $20 million project, It consists of a combination of $10 million in federal economic stimulus funding (U.S. Department of Labor) and $10 million from public-private partnerships. The first phase of the California Green Corps will consist of a 20-month pilot program reaching at least 1,000 of California&#8217;s at-risk young adults.</p>
<p>In their presidential campaign, Obama had promised to create a Green Jobs Corps to engage disadvantaged youth in energy efficiency opportunities to strengthen their communities, while providing them with practical skills in this high-growth career field.</p>

			<content:encoded><![CDATA[<p></p><p>New listings are finally outpacing pending sales. In the tri-county area (Sacramento, Placer, El Dorado) it looks like the summer flurry is already subsiding- the total available homes on the market is now building again.</p>
<div>A good thing for many eager buyers who had been out-bid on homes that had seen multiple offers&#8230; Many first time buyers who are relying on down payment assistance and or other first time programs have had a hard time competing with stronger offers&#8230; We have been working with several buyers who have written scores of offers (one couple has written over 15 offers) and been outbid each time- <strong><em>they are finally in contract!</em></strong></div>

<div>It&#8217;s amazing how different our local markets are from one another, though, for instance, <strong>in Folsom, there are only 23 bank owned homes </strong>on the market in the whole zip code&#8230; As of 2007, the State of California&#8217;s estimate of Folsom&#8217;s population is 70,835. the market is amazingly stable and predictable.</div>

<div><strong>In Elk Grove, there are 245 bank owned homes!! </strong>In a town that the State&#8217;s estimates place the &nbsp;population at 136,318. Not so stable&#8230; it&#8217;s two totally different markets, just a few miles from one another&#8230;</div>

			<content:encoded><![CDATA[<p></p><p>We just got an approval letter on a&nbsp;shortsale the other day; from Countrywide! In just three short weeks!&nbsp; It is for a client who&rsquo;s home here in Folsom is in foreclosure.&nbsp; We had it on the market for only a week and received several offers, one full price with plenty down.&nbsp;The buyer, who understands the short sale process and the potential downfalls, is represented by a great agent I worked with at my old company.&nbsp;&nbsp;They absolutely no matter what have to live in that neighborhood and&nbsp;were willing to wait and take the risk of a bank saying no.</p>
<p>We now have&nbsp;two files with Indymac, another Countrywide, One with an&nbsp;Option One first and &nbsp;HSBC second (I usually don&rsquo;t even try to work a shortsale listing&nbsp;with a first and a second, however the HSBC gal I talked to in their loss Mitigation department promised they would work with us).&nbsp; </p>
<p>We also have buyers in contract on a beautiful home in Orangevale who we are anticipating an approval letter from&nbsp; Homeq, this week&hellip; It is a screaming deal too&ndash; these kids will move in with 20 or 30k in equity&hellip; on a street where the last reo listing sold in two days, and in a market where we have probably reached a bottom!</p>
<p>Yes, these people have waited six weeks for an answer from the bank.&nbsp; We have seen at least&nbsp;thirty other houses since we wrote the offer, and the buyers have always wanted to keep the offer in and continue to try&hellip;&nbsp; It is always an exercise in <em>patience</em> and understanding for me;&nbsp; working with buyers who want to write on a short sale!&nbsp; &hellip;but it always seems to work out in the long run for the best; we either close on the short sale or find another home while we wait.</p>
<p>I really expect short sales to get easier&hellip; they have to!</p>
<p>Some banks, Indymac, Homeq, Countrywide, along with several other smaller lenders are getting their acts together and I look forward to being able to really move some real estate sometime soon.</p>
<p>The banks just must keep working on their systems and improving their timetables&hellip; there are so many more&nbsp;foreclosures coming! There has been another <a href="http://www.dqnews.com/News/California/CA-Foreclosures/RRFor080422.aspx" target="_blank">jump in California foreclosures </a>&nbsp;last quarter, which means this summer, fall and winter, there may be another jump in shortsales and REO&rsquo;s&hellip;</p>
